Notices issued to 391 projects in Nagpur by MahaRERA


Maharashtra Real Estate Regulatory Authority has issued show-cause notices to 391 housing projects in Nagpur for failing to submit mandatory Quarterly Progress Reports (QPRs), bringing a significant section of the city’s real estate sector under scrutiny.

The action is part of a larger statewide drive involving 8,212 projects across Maharashtra. In the Vidarbha region, notices have been served to 483 projects, with Nagpur recording the highest number at 391. Other affected districts include Amravati with 135 projects, Chandrapur with 113, Bhandara with 104, Akola with 12, Buldhana and Wardha with 10 each, while Yavatmal and Washim reported four projects each.

MahaRERA said the developers failed to submit QPRs for the January-March quarter, a mandatory requirement under the Real Estate (Regulation and Development) Act. These reports are considered crucial for monitoring construction progress, maintaining financial transparency, and keeping homebuyers informed about fund utilisation and project status.

Authorities have given developers 60 days to respond to the notices. Failure to comply could result in cancellation of project registration, a Rs50,000 penalty for reactivation, restrictions on marketing and sale of units, and freezing of project-related bank accounts.

Under MahaRERA norms, developers are required to deposit 70 per cent of funds collected from buyers into a separate escrow account. Any withdrawals must be certified by an engineer, architect, and chartered accountant. Even projects with no financial transactions are required to file a ‘NIL’ report. Officials said non-compliance with these norms amounts to a violation of homebuyers’ rights.

The move is expected to increase compliance pressure on developers in Nagpur and may temporarily affect project marketing and sales. However, experts believe the action could improve transparency and accountability in the real estate sector over the long term.

MahaRERA will now review responses submitted by developers before deciding on further action. Meanwhile, homebuyers have been advised to regularly track project updates through official channels.
